If you've been listening to the national news media and you are are still waiting to see if home prices are going to drop lower, note that Westchester County home sales are not Detroit, Miami or San Diego. Real Estate truly is local so you need to look at the local numbers. It is for this reason that I try to provide timely local sales information to help you make an informed decision about our area. The reality is that Final Sales Prices have leveled off since 2005--- they went up some in 2006-2007 but dipped down in 2008 and have leveled off. Homes priced correctly are not dropping. The actual number of homes sold each quarter has slowed down though as buyers listen to the news and the number of properties that have rented this year is skyrocketing.

The Westchester County Board of Realtors has justed posted its 3rd quarter results for 2008 which reflects that homes in Westchester County New York continue to be sold. To view report click 2008 3rd Quarter Sales Report.

Bottom line: Homes are selling in Northern Westchester and here is the proof!!! Below are 116 single family homes alone, by school district, that closed in northern Westchester during October 2008. This list excludes the 30 condos,16 co-ops and 6 multi-family homes that also sold during October 2008.
